School of Wonder Signs Multi-Year Lease in Wilmington’s Soda Pop District
Maus, Warwick, Matthews, & Co. brokers facilitate 8,500-square-foot deal at 909 Market Street
WILMINGTON, N.C. — The Soda Pop District continues to attract new energy as the School of Wonder, a Wilmington-based private elementary school, has signed a multi-year lease for the 8,500 square foot building at 909 Market Street.
The transaction was brokered by Maus, Warwick, Matthews & Co. (MWM), with Ginny Dunn representing Andy Hewitt with Soda Pop Holdings LLC and Luke Tippett, broker and property manager at MWM, representing the tenant. The property, formerly the offices of W.A.R.M. NC, will soon become the new home for the School of Wonder’s Reggio Emilia–inspired program.
“I am excited to see new energy coming to 909 Market Street. This 8,500-square-foot lease reflects the continued demand for well-located properties in the heart of downtown Wilmington and highlights the strength of our local commercial market,” said Ginny Dunn.
“I believe the School of Wonder will be a great addition to the thriving Soda Pop District,” said Luke Tippett. “With retail establishments such as The Ibis and Wandering Cone already drawing families to visit the area, the school will help continue to build on the district’s growing energy. I’m excited to see how the School of Wonder and the Soda Pop District grow together in the coming years.”
A representative from the School of Wonder added, “We are so grateful to make our new home at 909 Market Street. This move allows our students to learn alongside the heartbeat of Wilmington and feel deeply rooted in the community that surrounds them. We look forward to creating a welcoming space where families feel connected, children feel inspired, and wonder grows every day.”
The School of Wonder offers a child-led, emergent curriculum for grades kindergarten through sixth, inspired by the Reggio Emilia approach. In addition to its full-time program, the school provides a hybrid option for families who wish to have their children participate two to three days per week.
The Soda Pop District, a once-industrial area near downtown Wilmington, has undergone a steady transformation in recent years, welcoming a mix of restaurants, retail, offices, and creative spaces. The addition of the School of Wonder continues this evolution, reinforcing the neighborhood’s role as a vibrant, family-friendly destination.
